Bookings are not confirmed until we receive your deposit.

If you cancel your reservation the following penalties apply.

• Up to 8 weeks prior to your arrival you will forfeit your deposit
• Up to 4 weeks prior to your arrival you will forfeit 50% of your payment
• Within 4 weeks of your arrival date you will forfeit 100% of your payment

Therefore you are strongly advised to take out travel insurance at the time of booking.

Full payment must be made 8 weeks before the commencing date of the booking, or on booking if the commencement date is less than 8 weeks away. Failure to make final payment by the required date will result in cancellation of the booking, and the penalties given in the above paragraph will be applied.

The complimentary telephone calls service, only applies to call to land lines, any calls made to toll numbers, and international cell phones will be charged for.

Under the rules of Hotels Licensing Board, the use of coal BBQs is forbidden, any guest using coal BBQs will be asked to vacate the premises immediately. Gas BBQs are available for hire from our Property Management Company for a small charge.

Smokers Under Florida law this is classified as a public area, and such, smoking is not permitted in the villa.

Cleaning Responsibilities

Your cleaning fee is intended for a one time cleaning upon your departure, it is your responsibility to maintain the home in a neat and clean condition throughout your stay. Laundry facilities are provided for your convenience. It is also your responsibility to wash all dirty dishes prior to departure. Please observe the posted garbage pick-up and recyle days and please make sure the trash cans are not left on view of the street.


Noise/Nuisance

Tenants shall not disturb neighbours with load noise, or unlawful unsafe pollution causing behavior, should tenants allow or participate in such behavior, the tenant will be evicted and forfeit the remainder of the rental fee.


Force Majeure

The owners of the property or their servants or agents, will not be liable for loss or delay occasioned by any of the following. Strikes, Riots, Political unrest, Hostilities, War, or treat of war, Terrorist Activity, Closure of Airports, Flight delays, Weather Conditions or any other event beyond the owners control.


Pool

Non-Swimmers and Children of all ages must take care when using the swimming pool, and must be supervised by a capable adult at all times. ALL GUESTS USE THE SWIMMING POOL AT THEIR OWN RISK.

A Childs safety fence has been provided for your use.

Please note the recommended temperature for the pool is 85 degrees F, if the air temperature falls below 55 degrees F it is unlikely that the water will reach these levels. The water in the pool will reach the recommended temperature more quickly if the cover is used when the pool is not in use, especially at night. If the villa has a spa, pool and spa heating are linked and the spa temperature is kept at 95 degrees F, Please note that it is not possible for the spa to be heated separately.


Heath and Safety

I understand that during my stay, I accept full responsibility for myself and everyone in my party, For their health and safety whilst at this property. I understand that any damage or losses, during our stay will be charged to me.

In addition, although it is very rare, I understand that from time to time a member of the management team might need to access the property in the routine course of their duties even if we are unable to be contacted.

Neither the owner nor his employees nor anyone directly or indirectly connected with the rental of the villa, shall be liable for any injury,or death, damage or loss, to any persons or property of the client. YOU ARE STRONGLY ADVISED TO TAKE OUT ADEQUATE HOLIDAY INSURANCE.
